HOW LONG WILL IT TAKE TO BUILD MY HOME AT GARRISON PLACE?
After you have signed your purchase and sale agreement (P&S) and have made all your home selections, it takes about 20 weeks to complete your home. The first homes will be completed in Fall 2018.*
HOW MANY HOMES IN TOTAL WILL THERE BE?

WHAT IS THE COMPOSITION OF THE 34 ACRES?
Homes are situated on 13.4 acres surrounded by remaining conserved acreage comprised of meadows and woods.
HOW MANY FLOOR PLANS ARE AVAILABLE?
There are two home styles to select from: The Amherst and The Barrington each offer first floor masters, 2nd floor 2nd bedroom, loft space and office that could be finished. Both the Amherst and the Barrington offer a deck or a patio for outdoor enjoyment and entertaining and full, unfinished basements.
HOW MANY BEDROOMS ARE THERE?
Both the Amherst and the Barrington offer 2 bedrooms. The Barrington has both a first-floor den and a second-floor optional office. The Amherst has a second-floor optional office.
WHAT IS THE FINISHED SQUARE FOOTAGE OF THE HOMES?
From 2,300 -2,601 square feet of living space not including the unfinished basement.
WHAT ARE SOME OF THE INCLUDED FEATURES?
- First floor master suites
- Two car garages
- Gas fireplace
- Full appliance suite with refrigerator, stove, dishwasher and microwave per Builder’s selections
- Cabinets, countertops and vanities are selected from Builder’s in-house Design Center including granite counters in kitchen and bathrooms.
- 3-1/4” site finished oak hardwood flooring in kitchen, dining area, family room, master and entryway
- Carpeting for second floor bedroom, upstairs hallway and loft area if applicable
- Tiled areas will include all baths and laundry floors
- Kohler fixtures in bathrooms
- Crown moldings, chair rails, panels and additional trim per plan & builder
- 9ft ceilings on the first floor
IS THERE THE ABILITY CUSTOMIZE THE FLOORPLANS?
There is a limited ability to customize floorplans. Please see the broker. Both floor plans can be upgraded to include an elevator.
WHAT ARE THE ESTIMATED CONDO FEES? (Home Owners Association – HOA)
Estimated to be somewhere in the mid $400’s per month.
WHAT WILL BE INCLUDED IN THE CONDO (HOA) FEE?
Landscaping, irrigation, snow removal, trash removal, septic and well maintenance, general insurance, capital improvements, exterior maintenance and master insurance.
WILL THERE BE ANY ON-SITE AMENITIES?
Yes, there will be centralized gardens/green space areas within the community.
WHAT IS THE TAX RATE IN CARLISLE?
The Fiscal Year 2018 Tax Rate is $18.17 per $1,000 of valuation.
HOW ARE THE HOMES BEING ASSESSED?
We advise homeowners to assume 100% assessment for their calculation of Real Estate Tax. In other words, assume the total purchase price of your home.
IS THERE A WARRANTY WITH THE HOMES?
Yes – a 1 year builder’s warranty. Buyers have the option to purchase an extended warranty through American Home Shield.
ARE PETS ALLOWED?
Yes, with restrictions.
ARE WATER AND SEWER PRIVATE?
Yes. Common septic & well water
WHAT TYPE OF UTILITIES DO YOU HAVE?
Electric and Propane Gas. Two-Zone Heating and Cooling.
IS WASTE REMOVAL INCLUDED IN THE CONDO FEE?
Yes. Waste disposal and recycling will be part of the HOA fee.
HOW DO I RESERVE A HOME AT GARRISON PLACE?
A non-binding reservation agreement with a $2,500 reservation deposit is required when you select and reserve your home at Garrison Place. At signing of purchase and sale, a 10% deposit (less initial reservation deposit) is required to move forward with the building of your home.
